A waterfront home on the Intracoastal had a standard steel garage door with decorative window inserts that offered zero wind-borne debris protection. We found 14-gauge track mounted to 2×4 blocking with 1/4-inch lag bolts, none of which met the 2002 FBC or the 2010 Florida Building Code wind provisions for Palm Beach County. A 1962 John Volk-designed home in Lost Tree had original trapezoid windows with mahogany frames rotted through at the sill nose and head flashing that terminated an inch above the clapboard siding, dumping water behind the sheathing. The glazing had separated from the sash on three of six units. Our survey documented every angle to 1/16 inch, the sightline measurements for the interior trim integration, and the structural condition of the rough opening after we removed the first unit. We specified ViewLux custom geometric windows with aluminum-clad exterior for the North Palm Beach salt air, Douglas fir interior to match the home’s original millwork, and factory-integrated head and sill flashing that ties to the water management plane. The sightline from the living room now frames the fairway the way Volk intended, and the photo record documents every angle cut and the final interior trim integration.
Entry Door Replacement: Estate Home with Warped Solid Core and Failed Weatherseal
An estate in Seminole Landing had a 2-1/4 inch solid wood entry door that had warped 3/16 inch toward the lock stile, compressing the weatherseal to the point that daylight showed at the head jamb and the lock strike. We measured the warp with a 6-foot straightedge, documented the air leakage with a smoke pencil, and found the oak sill had rotted where the door sweep had trapped condensation against it for years. Our survey specified a Therma-Tru Fiber-Classic door with pultruded composite frame that won’t absorb moisture, an adjustable oak sill with a composite cap, and a three-point lock system that draws the door tight at the hinge stile, lock stile, and head. The smoke pencil now shows zero leakage, and the adjustable sill means the owner can maintain that seal as the house settles. The written price was $4,200 before any work started, and the final invoice matched it exactly.
